Habitable room..timely reminder

Postby RogerS » 14 Apr 2017, 12:26

We have too many external doors and LOML wanted to replace this door with a double glazed unit filling the entire space. (The small window is an original Georgian window and is staying)

And from inside

Then I saw the comment about habitable rooms and realised that we couldn't make this non-opening as was the original plan.

But to maintain the idea of maximum glazed area, I was wondering what ideas you guys had. One could envisage a hinged glass door like you see in shopfronts but those don't seal.

Roger, a period wooden door that replicates a Georgian sliding sash window would look very elegant and also give adequate light. No problem to make draught proof either. 8-)
In my previous life, I was a tree.

A Georgian window with a hammer kept nearby for emergencies!

Not been on here for a while so not really kept in touch but what is the dilemma regarding habitable room and the door Roger?

The original plan was for no door, Mark. Just a simple double glazed toughened glass unit inset in the existing doorway.

You might have to work a bit harder on this with me Roger

Yep I see you want to remove the door and replace with a window which should be easy enough. I am guessing you foresee a problem regarding habitable room and the regs?

Any chance you could share and tell me what is stoping you?

No offence but IMHO that door does not suite the buildings external fabric.

Hi Mark

We currently have that hideous glazed door and you're right...it does nothing for the building. LOML's suggestion was to replace it with double-glazed unit that would fit in the same space. Think removing the door frame thus leaving a rebate in the stone surround and then inserting a double-glazed toughened glass unit into the rebate. But her proposal was for a fixed DGU which means that the room has only one egress...ie the internal door to the hall. Habitable rooms require two exits, I thought.

So, the issue is that you were considering fixed glazing, thus leaving this room without a secondary means of escape. Is that right?

How about bricking up to a new cill height, and inserting a normal opening window?

Spot on.

LOML has her heart set on as much glass as possible. I doubt I'll sell her the idea of a window especially as you lose a lot of the impact by the time you've added the frame, casement, stiles etc

Yes, there is another window..it's the very small one in the photo with the metal bar. Sacrilege to cut that as it's original.
