After a year of planning etc and all that lovely dry weather, the extension above my workshop and utility room is underway.

My valuable tools have been moved out and the big machinery items covered up in plastic and tarpaulins:

The new extension incorporates a small study with a Velux type window in the roof above.
The study was to be fitted with a pocket door but the BCO says that the setup doesn’t comply with fire regs as it’s an inner room!
Anybody know a way around this - I dare not tell what the Architect has suggested?

Is possibly switching from velux to dormer window going to change anything regs wise? Dormer would have to meet size requirements for escape route (i think 0.33sqm)

Why can’t a fireproof pocket door be used? I obviously don’t know the regs but they appear to be readily available.
I do not think therefore I do not am.

Tell the BCO you are fitting an automist system as part of design. We had some people fit a system for a hotel where we were converting a part for an appartment for the owners. I had no involvement, but i was told they are significantly cheaper than they use to be.

Fitting a decent size vision panel in the proposed door puts the occupants of the inner room in touch with what's happening in the larger room and may be acceptable.

Hi Rod,
Just been have a nose round your extension plans. Should make a really nice area up there. I do like the way your architect has just dropped a reference to the similar extension across the road from you on the location plan!

Did you get a solution to your study door? I could see that being left as a "alcove" for now and a stud wall and pocket door appearing later.

Dodgy time of year for building but lets hope you are secure as well as weather tight before the holidays as IME builders, (and builders merchants) like to take a full 2 weeks at Christmas.

Getting planning wasn’t difficult, as others have already done it as you said. Major delays occurred getting the Structural Engineer to design what we required - he wanted to knock down our utility room and garage, lay new foundations and start from there.
We started the process about a year ago. I knew that the foundation’s were ok as I’d extended the garage about 20yrs ago myself.
In the end we agreed on timber frame construction with tiles.
My driveway is now full of tiles - if he’s not delayed, the tiler should start tomorrow.
The roof light and sun tube should arrive tomorrow too. Windows have been measured and ordered for quick delivery.

Rod - Bob mentions having had a look at your plans - your job sounds in essence similar to what we would like to do to our semi in Southampton although we are only in the early dream stages . How would I look at your plans ?

Despite the showers, they managed to complete the tiling so now weather proof for the Christmas shut down - that’s a great relief.
