Indeed.

I’m actually a bit annoyed with a number of things. I was struggling for cash a bit in the spring when I told my polish lads I would finish it off, then a busy summer kept me from doing anything. When it came to November I was sick of it so bit the bullet and brought a lad (mate) in to finish off for me.

He was too busy so put one of his lads on and said he was a good lad. Long story short, he was sh@t and has made a catalogue of minor errors in what I asked him to do. None of them irreversible but all have taken him 6 weeks and need me to now put them right, so long story short I now wish I had bitten the bullet and just paid another £1k or so and had my Polish lads finish everything off!!

Not to worry, lesson learned (that I already knew), that if it going to get done to my standards then the only way is to do it myself.

I got out yesterday and temp filled the window openings with OSB to keep the weather out. Been out for an hour this morning sanding back the primer on the window frames that the clown gooped the paint on with the back of a spoon by the looks of it! Few more to finish off then buy more primer (because the clown didn’t put the lid back on properly...) and give them all another thinned coat that isn’t full of runs!

I’ve cleaned out the spray gun too and will spray the undercoat and top coats, once I have worked out which sashes fit into which frame after the clown mixed them up despite being told twice to only do one set at a time and put them back together before doing the next one...

See what I’m dealing with here!!! Grrrrrr.

Anyway, mojo returned, for now, so I’m cracking on!

Only got a couple of hours today unfortunately as I need to take the kids to visit Grandad then help my mate set up the room for our communal NYE party.

I share your pain, Mark. I agree 100% that if you have the skills then you'll make a far better job. My problem is that LOML is a great believer in the trades as I'm too slow citing our last place but ignoring the fact that, like you, I had a fulltime job. Fortunately this time the 'experts' have almost to a man screwed up somewhere along the way.

It seems that for both of you that several problems started when contractors brought in substitute labour.
The standards of the subs was not up to those of the original contractors.
There is usually a reason why subs are almost instantly available when needed - they have been just kicked off the previous job!

I used to employ contractors in a very different field - Electronic Research when my permanent staff were busy but it was explicit in their contracts that substitutes could only be made with my approval and this meant that it never happened as I had chosen the contractors from a pool of 4 who I knew well** and was confident that they would do work to my standards or better.

So my rule would be no substitutes on site unless I knew their work and trusted them explicitly.

** One will be the executor of my will. That's what I mean about level of trust :D

Wish me luck chaps.
We have just committed to having one terrace re-tiled the other re-laid with concrete, a retaing wall increased in height, another retaining wall built and the all the walls rendered. The only bit I will be doing is taking up over 50sq metres of mostly cracked and loose tiles. We have seen examples of the chaps work but this is by far the biggest job we have ever had to be done.

My experience of my in-laws and French tradesman is that because they still employ the apprentice system, the chances are you can get good tradesman.

I don't think we will have a Compagnon. Our own experience with French "trades" is that once you can get them to return a phone call and or come to see the work involved than the work has been very good. We have had a very good electrician who re-wired the garage and laid the cables to the barn. The chap who tiled our kitchen was a true craftsman who made the cut outs for the light sockets free hand with an angle grinder!

Work to start in the spring, I will probably start the tile removal end of Feb. Should be finished by Christmas ;)

It's been a while so I thought I better do an update in case Andy thought I had completely given up... :lol:

I've had this week off work to hit the insides of the shop to try and get the windows and walls sorted while my mate has been doing the outdoor dirty work of getting the drains in place. I won't bore you with all the pics but here's where we are now, with drains (rainwater and foul) in situ and approved by BCO, ready to be backfilled with gravel next week and hopefully return the garden to just that, and not a Beirut bombsite!

Inside the walls have been sprayed with my little Earlex. Totally the wrong tool for the job but the blocks are so thirsty and uneven that they just would not take a roller so 2/3 spray coats were required, which took me about 3 full days to complete, but it looks good so worth it.

Windows a recycled from the house when we had all our windows and doors replaced with Warmcore in the summer. These are softwood and have been stripped right back and frames primed up with 3 primer/basecoat in white, still more to do on the sashes but it's warm in there so they are drying fairly quickly. I hoped to have a lot more done by the end of today.

Once they have gone off I will give a single coat of white topcoat inside and 2 coats of cream topcoat externally, to match the cream of the house windows.

Still a little work to insulate the steel then I'm going to board a small flat area under it rather than box it in as I think that will look quite nice.

Mate will come and sort electrics in the next couple of weeks then we should almost be there! Soo as electrics are in then I can alarm it, and even with the OSB door I will be more confident to move kit in there once it's linked to the house alarm.

Windows are a bit further along now than in these pics, which are from a few days ago, but I'll get some more later today.

Why?

It's a workshop. If ever I want to apply for change of use then it can be plastered but until then I really don't see the need.

The old workshop (attached double garage) I just painted the bricks white and that was fine, then when we converted it to a playroom then it was boarded out.

I'm already massively £££ into this and unless there's a valid and compelling reason to plaster it now I don't see the value in spending the money right now... but I'm open to being convinced...

Fair enough Mark. I know you have insulation behind the blocks. I still reckon it would look nicer and feel warmer with plasterboard. Needs must and £££s are king i guess.
