Garage conversion

Postby RogerS » 23 Feb 2018, 17:02

This is the start. A two bay up'n'over garage.

In keeping with the rest of the house, there is one very convenient steel beam running along the whole of the front where the two blue up'n'over doors are. The one on the left will be replaced by floor-to-ceiling double glazed units, that brown t&g mid section changed ...TBD..and the right hand up'n'over door replaced with probably wooden side hung doors...still TBD.

The shape is slightly irregular with a piece (far right) taken out of the floor plan to cater for the steps down to the cellar

the project will be in at least two phases.

Phase 1 - insulate and board out the three walls (excludes the front wall ..ie doors)

Phase 2 - alter the front wall.

Kingspan up between the joists (rafters?) and boarded over with some 12mm sheet...see what deal I can get on Monday). Then Kingspan on the sloping part of the roof (keeping the 50mm air gap) and again boarded over. It looks to be about 1.2 m deep...handy eh ?

The walls will be studded out, Kingspan in between and again boarded over. Hoping to maintain the excellent price I got for some very nice WBP ply.

It's a bit challenging around the heat store

and even more challenging in the hip area...probably add more rafters/joists to extend into the hip area and then play it by ear.

The question is ....

..will I be finished before Mark ?

Do you have a dpm under the floor? If not you will likely need one.
Fitting all you cladding and insulation is bound to (desirably) reduce ventilation aka draughts making the floor damper.
As you are changing the doors then you could easily seal the floor and raised the level a bit to protect it.
A large bucket of synthaprufe or cheaper clone will do the job nicely.

That's a very good point, Bob. Initial gut feel is 'No'...although the floor is very dry. Probably all that wind.

On a separate note I just wish I had a separate empty building alongside into which I could put all the junk from the garage while I insulated and boarded up the garage.

Lay a pad of dry newspaper on the floor and lay a sheet of glass or polythene on top and leave for a few days so the paper is all covered. Then take up the glass and see if the newspaper is still nice and crisp = you have a dpm. Limp, rag like paper = no dpm

The secret of an easy renovation project is a moving empty space like one of those toy puzzles. Rent a shipping container for the cr4p?

That wouldn't work! The air is so humid here, the paper would become limp simply lying on a bench!

That is what the polythene or glass is for! Keep up Roger

I've had mine for 2 years and it's absolutely fine. It has a couple of vents in it to help with airflow.

The first quote I got was an eye-watering £400 + VAT deliver and collect.

Pallets and tarpaulins I think. It will give me the spur I need to get my finger out. Insulation on order and due for delivery this week (weather permitting).

Ordered 18 sheets of lovely 18mm B/BB plywood for the walls and 17 sheets for the ceiling of 9mm ply.

Make sure you’ve got good tarpaulins, I stored my stuff outside covered with 2 new tarps but the water got in, thankfully nothing of value was damaged.

I would check one out in your local homebase or camping shop first - they are a lot more flimsy than you might think - could need considerable strengthening. SWMBO had one for events but it tried to fall over at the slightest breeze.....

I have purchased these cheap gazebo’s before, they’re perfect for very short term use, even strapped down, heavy wind will buckle them and they’re by no means waterproof. I ended up buying a heavy duty one, it has hex legs and is very rigid.
I must add that it’s for work use and is regularly left up as a on site workshop in clients gardens, sometimes for several weeks at a time.

Dunno how big you need it but a cheap wooden windowless shed might suffice?

Don’t do the cheap gazebo! I went for that route, and didn’t even finish building the gazebo before I realised it would never last. Wrapped everything in 2 tarps and was fine for a short period, probably 2-3 weeks.

Shed's are coming out at £150 for a tiny one. I hear what you guys are saying about the gazebo but I reckon it will give me the spur that I need to get my finger out!

I see what you mean about flimsy. Flimsy I can deal with. But.... Now if someone had told me that the cover is in five pieces...I wouldn't have bothered. :(
