• Hi all and welcome to TheWoodHaven2 brought into the 21st Century, kicking and screaming! We all have Alasdair to thank for the vast bulk of the heavy lifting to get us here, no more so than me because he's taken away a huge burden of responsibility from my shoulders and brought us to this new shiny home, with all your previous content (hopefully) still intact! Building Reg's question

OK, so the limit on an outbuilding to stay clear of building reg's is 30m2 (when 1m from boundaries). My question is what, for building reg's purposes counts as a single building? If you have two otherwise separate buildings of 20m2 say 5m apart, but the roof from one building runs across and joins the second to form an outdoor but undercover area, is this one building or two? If it is one building would the size from a building reg's perspective include the outdoor but undercover area or just the two parts that are fully enclosed?

Any thoughts appreciated.

Difficult one, Terry. I've seen two buildings 4 inches apart, with rooves only a finger's breadth apart, to get under the size for Building Control. Eight outside walls, but only one roof.........I wouldn't take a chance. I'd ask your local authority. They're usually genuinely nice people, and do their utmost to be helpful in my experience. I'm sure they'll be happy to give a view on this.
 
What I was thinking of was more a covered walkway between the two buildings, which would be several metres apart. It's just an idea at the moment Mike, but I think you're right.

My logic would say if the roof appears as the same roof joining the two buildings together, the building would then be 'one' building. But, perhaps the actual buildings are to be connected to warrant one building - especially if they or the building's use is dwelling.

It will be interesting to see what your LA say.
